A Gas Safety Certificate (CP12) is a legal requirement for landlords in England and Wales, and must be issued annually for every gas appliance and flue in a rented property. Bristol has a significant private rental sector, with large numbers of HMOs, student lets, and family rentals in areas like Clifton, Stokes Croft, Southville, and Easton. Our Gas Safe registered engineers carry out comprehensive safety inspections covering all gas appliances (boilers, gas fires, hobs, ovens, and gas tumble dryers), all associated flues and ventilation, meter connections, and internal pipework. We check for safe operation, correct flue and ventilation provision, tightness testing of the internal gas installation, and confirm that each appliance is burning correctly. The certificate is issued immediately on completion and a copy provided to both landlord and tenant.

Every 12 months. You must provide a copy to existing tenants within 28 days of the inspection, and to new tenants before or at the start of the tenancy.
The engineer will issue an 'Immediately Dangerous' (ID) or 'At Risk' (AR) notice and may disconnect the appliance. We'll explain what repair or replacement is needed to bring it to a safe standard.
Yes. While not legally required for owner-occupied properties, a safety inspection is strongly recommended, particularly when buying an older property or after any gas work.
